Using Your Home to Consolidate Your Bills into a Second Mortgage
If you own your own home, then debt consolidation may not be as difficult as you think. You can take out a second mortgage, in most cases, using the equity in your home to consolidate your bills into a second mortgage. Very often, you can even go beyond the second mortgage. Of course, several factors would weigh in if you have both a first and second mortgage on your home.
Debt consolidation for the home owner is generally easier than it is for the average person who does not own their own home. If you can put your home up for collateral, you can often get a better interest rate, close on the loan much quicker than you may have realized and obtain better terms. After all, the lender is comfortable in loaning you money because they have your home held securely to insure you pay them what you owe them!
When consolidating your debt using your home, remember you never want to add a car payment into a debt connected with your home. Make sure if you are going to use the equity in your home, you take the time to include all of your bills into one low payment. Using your home to consolidate your bills enables people to borrow money quickly so be sure you are well prepared when you go to talk with a lender. Take your bills with you or your account numbers with the payoff information.
When approaching the lender, look at a variety of options for paying back the money. Even in second mortgages, you still have payment options such as quarterly payments and interest-only notes. If at all possible, structure your mortgage in a way where you won’t have your first and second mortgage payments due at the same time.
Balloon payments are not entirely a bad idea with second mortgages as long as you make some sort of payment each month or each quarter to significantly lower the principal amount you have borrowed. The important thing for you to remember is that if you are going to consolidate your bills using your home, you need to be sure you can and will pay your payments in a timely fashion.
Using your home for debt consolidation is the best way to go as long as you don’t have unreasonable payments with even more unreasonable terms. Research second mortgages and understand the consequences if you should default. When you take out a debt consolidation loan, it is for the betterment of your financial situation and not to create more problems for you down the road.
